Subject: Insurance Coverage for Damages Caused By Frozen Sprinkler Pipes
We have been notified by our Master Policy Insurance Carrier, Nationwide, that in order to honor claims,
DURING THE HEATING SEASON, DECEMBER THROUGH MARCH, ALL HOMEOWNERS MUST MAINTAIN THE UNIT TEMPERATURE AT 55 DEGREES
Be advised that coverage for damages/replacement resulting from broken sprinkler pipes will only be honored providing the homeowner can prove, through propane usage bills, that the heat source was operating at the required capacity.
As you know, earlier this year claims for broken sprinkler pipes resulted in over $200,000 in damages. Fortunately our carrier did not elect to drop us however, as a result of this claim, the annual insurance premium for our master plan will increase at least 10% or an estimated $5000. Further, should the Master Policy claim be denied based upon improper heating, the homeowner will bear the entire cost for repair.
More importantly, the lives of Fairfield residents are endangered when frozen pipes cause the sprinkler system to fail and cannot engage should a fire occur. We must all accept our responsibility in this critical matter.
